Valuation

Property Management

Our tailor-made Property Management service is an essential part of our lettings service. After finding you a tenant, we take care of them and you, throughout the tenancy. That includes everything from collecting rent and handling all administration to assistance with more complex issues and the provision of 24-hour help in case of emergency. We also continually vet tradesmen, services and suppliers, and use only companies providing the very best quality workmanship and value on behalf of our clients. What's more, you can even use our Property Management services if your home is not rented through us.

Processing the property
Once confirmation of your instruction has been received, one of our in-house team will immediately process your property, collating colour photographs, maps and all the other information needed. From just one visit, one of our specialist team will take the time and effort required to present your property in the best possible light and then it will be placed in all the appropriate media quickly.

Compliance with safety regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We can advise you on this and arrange the necessary inspections.

Viewings
Viewings are accompanied, by appointment and conducted during normal business hours, in the evenings or at weekends.

Proceeding with a suitable tenant
We have high calibre private and corporate tenants on our books at all times. Our specialist Corporate division works with world leading companies who trust us to find homes for their key personnel. Once a suitable tenant has been found, we will apply for references on your behalf. If the tenant proves to be acceptable, we then proceed to the next stage.

Tenancy agreement
We will draw up the relevant paperwork forming an agreement which is signed by both parties.

Inventory
An inventory of the contents and condition of the property is produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.

Rent and deposit
Passion for Property collect the rent on your behalf and a deposit from the tenant is held.

Completion
Keys are handed over to the tenant. For a long let, letters are sent out transferring the utilities into the name of your tenant. Congratulations, your property is now let!
